There are some costs involved in the sale process:

If you used the services of a Realtor to sell your home, their commission (and GST on the commission) will be charged.

Strata move out fee which range from $100 – $200 and occasionally a deposit is held.

The mortgage lender can charge a $75 mortgage discharge fee as well as any early repayment penalty fee if applicable.

Adjustments:

There will be adjustments for such things as property taxes, municipal utility charges, strata fees, strata move in fees. These are adjusted to calculate the proper amounts to be paid by Buyer and Seller according to the Adjustment Date set out in the Contract of Purchase and Sale.

Notary fees and disbursements:

As your notary, our fees vary depending on the the services that you need. The best way to find out what our fees will be is to call us.

Disbursements are the costs incurred to complete your transaction such as a Land Title search, registration for any mortgage discharge(s) and courier charges.

City of New Westminster Real Estate Sellers:

If your property is located in New Westminster, as your notary, we will pay out and close your electrical account with the City. In order to do this, we will hold back funds at the time of the sale, pay the final electrical account to the City and return the balance to you. There is no need for you to contact the City about closing the electrical account.
