Buying a home can be an overwhelming process. As part of our Premier service we, as your notary, allow you the opportunity to review, prior to your appointment in our office, all of the closing documents at your convenience and comfort of your own home. Our clients, first time home buyers and sellers especially, have found that this has made the process simpler, and many have remarked it has helped give them peace of mind during the transaction.

Once you have found a home and completed the Buying process with your Realtor, you then move to the last stage where we, as your notary, step in and help you.

There are a number of things to consider when you are determining your closing costs:

Property Transfer Tax ("PTT")

PTT is calculated at 1% on the first $200,000 and 2% of the fair market value (usually the purchase price) in excess of $200,000.

Please note that Canada Mortgage and Housing Corporation (CMHC) and the Provincial Property Transfer Tax (PTT) have completely separate and distinct rules for determining your status as a First Time Home Buyer.

Harmonized Sales Tax ("HST")

New to BC and taking effect on July 1, 2010. On all new residential real estate sales, HST will be collected at the time of Completion. Depending on the terms as set out in the Contract of Purchase and Sale, HST may be included in the Purchase price or it may be in addition to the Purchase price. More information can be found here. High Ratio Mortgage Fees

This is a charge deducted by the mortgage lender if your mortgage is over 75% of the value of the property.
