As of July 1, 2010, Harmonized Sales Tax ("HST") is applicable on new homes at the time of Completion. Depending on the terms as set out in the Contract of Purchase and Sale, HST may be included in the Purchase price or it may be in addition to the Purchase price.
GST/HST Transition
Prior to July 1, 2010 (the HST implementation date), the Goods and Services Tax ("GST") percentage had changed in the past few years and the date that you signed the Contract of Purchase and Sale will dictate the amount that you will have to pay. If you have to pay more than 5% of the GST component of the HST, you can apply for a GST/HST Transitional Rebate. Click here for the Info Sheet

New Homes
If you are buying a new home in BC and you will occupy it as your principal residence, you may be entitled to a HST Residential Rebate. We will help you this form completion and submission. Click here for the Info Sheet
New Rental Homes
If you are buying a new home and you will be renting it out, you may be entitled to a HST Residential Rental Rebate. If you are eligible, this rebate is sent directly to you after the Completion date. Note that you cannot apply until on or after the Completion date. Here is a link to the Guide
